HOME MANAGER PROGRAM
Dwell is the perfect no upfront cost solution for home staging services in the Jacksonville FL area. We will stage your home with our own beautiful furniture and accessories. Once completed we will place one of our professional Home Managers in your home. Our manager will care for your home, pay all utilities and keep your home in a “Show Ready” condition. In return for these services Dwell receives a monthly fee that is paid by the Home Manager. Instead of paying thousands of dollars a month in home staging fees and utilities, your home will be beautifully staged, cared for and the utilities paid at no upfront cost. A minimal fee is charged at the close of escrow.
Agents and prospective home buyers will have access to your home 7 days a week with a two hour showing notice. One of our employees will personally prep your home before every showing to ensure that it is presented to the prospective buyer in the best light possible.
FEE PLUS HOME STAGING PROGRAM
Today’s home buyer has incredibly high expectations–and plenty of listings to choose from. Musty vacant rooms, unexceptional stagings, and seller’s furnishings, are often no longer good enough. The fee-based option is a perfect solution when a home manager is not used.

Our exclusive warehouse of stunning furnishings, beautiful accessories and art, enable us to create the perfect balance of style and authenticity that will help you sell your home fast and at the maximum price.
Dwell will tailor this package to your home’s individual style, furniture and accessory needs. All consultations, design, shopping, moving of items and overseeing of photo shoots are included in this comprehensive package. There are no upfront fees and in most cases Dwell allows for all of the staging fees to be paid at the close of escrow. The pricing is simple: 1% of the first $200,000 and 1/2% above $200,000.
STAGE TO SELL PROGRAM
Dwell Staging and Design also specializes in quickly staging homes that are owner-occupied. This is a quick solution for lived-in homes needing partial staging and design. We bring in unique furniture and accessories for large and small homes to fully highlight their special features and unique designs.
Our “Stage to Sell” package is a fast staging solution to get your home ready for your realtor’s photo shoot, broker’s open houses and your upcoming showings so that potential homeowners will say, “Wow, I need to live here!”
When you use the “Stage to Sell” option, Dwell will happily work with your current furniture to make it look current, organized and amazing. We will also add or subtract furniture and accessories, as needed, to bring your home’s unique look together. This home prepping before each showing is a benefit that is uniquely Dwell.
